You can refer to UP Apartment Act 2010 and its Rules at http://awas.up.nic.in/.

A quick reading of these document show that there many provisions which protect the buyers. Act/ Rules deal with almost all aspects of housing projects including specifications, delivery, post-construction maintenance etc.

Is this Act/Rules applicable to projects in NOIDA? Are builders following them? Can buyers do something to seek protection available under this Act?

Some queries for the builder

1. How far will be the proposed metro station from Paras Tierea?
2. Can regular updates be provided to the owners / residents about the stage of construction?
3. Estimated month of completion?
4. How the area where sample flats are built will be utilized?
5. Is there any chances of having a relook at the structure in future? Have heard of many alterations happening post finaliztion of the plan. Hope such things may not happen with us in short notice?
6. The Noida Authority masterplan depicts sectors 85, 90 & 140A after Logix BC, as small-medium scale industry. What kind of industries are going to be established in these sectors. Are they going to effect Sector 137 in any way (regarding pollution, heavy goods transport vehicles on the roads etc.)?
